On the basis of
land prices in 2009, the draft regulation on land prices for types of land set
for 2010 overcomes shortcomings of the old one, and supplements some criteria to
complete the land price tabl against the market prices.
Accordingly, the
new land price is adjusted with the rather high price level. In particular, the
land prices for perennial and annual crops areas remain at those prices in 2009.
For remaining urban areas, the land prices has been changed in 2 different ways
including an increase of 50-100% and a decrease of 17-38% or keeping those
prices in 2009 unchanged. For aquatic product
–processing areas, the land prices are kept unchanged.

In perennial and
annual crops rural areas, the land prices decrease from 17-30% (Dac Lua, Xuan
Hoa, Xuan Tam, Xuan Hung, Ma Da, Phu Ly, and Thanh Son). The land prices for
some border areas of districts reduce 17-30%. For most neighbouring areas of
urban centre, commercial and industrial areas, the prices rise 20-50%.
The non-agricultural production
business land prices in rural areas (front road) increase 20-100% in such
districts as Cam My, Vinh Cuu, Long Thanh, Trang Bom, and Nhon Trach. The land
prices for urban areas on the front road increase 20-50% (Bien Hoa city, Trang
Bom town, and Xuan Loc town).

In general, the
land prices for each type of land (on the main road routes) in rural areas have
also been increasing: Tan Phu (20-30%), Thong Nhat (17-21%), Vinh Cuu (25-75%),
Nhon Trach (12-20%), Trang Bom (30-50%), Dinh Quan (100%), and Cam My and Bien
Hoa (33-100%), etc.
According to Nguyen Van Hung,
Director of Dong Nai Department of Natural Resources and Environment, the land
prices set for 2010 represent a 40 per cent increase over those in 2009, and are
80 per cent of the market prices.
Accordingly, the
draft of land price table adjustment in 2010 will be fully made in order to
submit to the Provincial People’s Committee for approval by the end of this
year.
